Your house, run properly, without it becoming your job.
Most owners come to us having tried it themselves. It works, roughly, until a geyser goes on a Friday afternoon and you are the one taking the call — or until you realise the real cost is that the house is slowly getting worse and nobody is tracking it.
We take on a small number of homes and manage them completely: listings and pricing, guest communication, cleaning and turnovers, maintenance, compliance, and the reporting that tells you what actually happened.

Pricing that moves
Rates are set daily against demand rather than left at a number somebody picked in January. Minimum stays, seasonality and gaps between bookings are managed, not endured.
Cleaning and turnovers
Scheduled, dispatched and checked against a room-by-room inventory. We know what is in your house and we notice when it stops being there.
Maintenance before it is urgent
Appliances are logged with make, model and service history. Snags are photographed and tracked to closure. The aim is that you hear about the geyser in a monthly report, not a phone call.
Compliance, kept current
Certificates, body corporate requirements, FICA. Tracked with expiry dates so nothing lapses quietly.
Reporting you can actually read
What was earned, what was spent, what was done to the house. Per property, per month.
Whether we are a fit
We are a good fit for an owner who wants the house looked after properly and is willing to spend on it when it needs spending on. We are a poor fit for an owner who wants the cheapest possible management fee — we would rather say so now than a year in.
We look at every house before taking it on, and we say no to most of them. If yours is not right for the collection we will tell you what we would change, or tell you honestly that it is not for us.
